For
Sale by Owner
(Note: If
you landed on this page looking to search homes for sale
by owner I recommend trying ForSaleByOwner.com's national real estate listings. )
As a
REALTOR® I understand there are many reasons
a homeowner will choose to sell their own property. Very
often the reason is a lack of home equity to allow for
commission fees. Some people just like doing things
themselves. Others really don't like working with real
estate sales agents - and frankly, in many cases I can't
say that I blame them.
If your
property is over-encumbered and in danger of eventual
foreclosure, you may want to contact me to discuss
alternatives which will possibley allow you to:
- sell your home and
reduce your obligation; or reinstate the mortgage
and remain in your home
- avoid foreclosure
and the possibility of a deficiency judgement
- preserve your
credit rating
Selling
your house will take a lot of time and effort. Many
people succeed. In fact I have sold unlisted FSBO homes
to buyers. Just the same, the truth is most "for
sale by owner" homes will end up being listed by a
real estate agent, or simply taken off the market.
The Straight Scoop:
There is an
entire for-sale-by-owner industry that is geared toward
selling you seminars and marketing tools for your house.
Many sell Internet and/or homebook advertising. Others
use a free Internet ad as a "hook" to sell you
other services or materials.
The figure
below pretty much tells the story. The most useful thing
they can give you is a yard sign. The sign, along with
newspaper ads and marketing to friends, neighbors, and
relatives are your best approach to finding a qualified
buyer.
How Buyers Find the Home they Purchase*
Homebuyers
may use several information sources in their home search,
but they are most likely to find the home they actually
purchase through a real estate professional. Should you
eventually decide to commission an agent to sell your
house, I'll be more than happy to help.

The basics
of marketing your house are, briefly:
» Current
market conditions, competitive
properties and location are
outside of your control.
» How
quickly your property sells will be determined by the
factors you control
Marketing
and promotion of your property, the physical
condition of your property, your asking
price! My Home Buying/Selling Tips section brings
you through the process step-by-step.
I'd like to
extend an offer to do a complementary home market evaluation of your property so you can make
an informed decision on pricing your house. This is a
free service and is offered without any obligations
attached.
