The prospects for home sellers continues to improve in Northern Utah! The charts below illustrates the real estate maket values in Weber and Davis Counties. Prices of single family homes are sustaining the rise that began in mid 2004.

New construction is keeping a steady pace in Northern Utah. New construction is heaviest in Syracuse, West Point, Clinton and spreading into northeastern Weber County. In general, buyers are still tending to select newly constructed homes, but previously-owned homes are gaining ground in sales volume. For sellers, that means the watch words are still: condition-condition-condition.

Northern Utah real estate listings and sales volume have both been trending upward. Rising prices and low mortgage loan rates are turning this market into a seller's rally. Regardless of increase in sales and prices, buyers are still demanding, and getting, concessions from sellers for their closing costs, although less frequently.

Commercial real estate to stay strong

Commercial real estate market values will remain strong in 2005 as more properties come to market and investors continue to show a preference for tangible assets, according to investment brokerage Marcus & Millichap's "2005 Real Estate Investment Outlook."

While the new year will see moderately higher interest rates, they will be offset by improving property performance, a product of accelerating job growth, according to the study.

Apartment owners are expected to experience increased demand in most markets across the nation during 2005, according to the study. On the investment front, even with the cap rates at all-time lows, for every investor who choose to wait on the sidelines, there are two or more others willing to step forward.
