First of all, thank you for your service to our country!

Military families need specialized real estate service and deserve special treatment. Military relocation can be demanding. When arriving to Hill Air Force Base, you will need to set up your household fairly quickly. When departing, you are also on a strict deadline to move and report into your new assignment. I've been through the process myself when on active duty, and will do everything I can to make your move as smooth as possible. Please contact me when you get your PCS orders to or from Hill Air Force Base so we can get an early start. I will send you real estate listings so you'll know what to expect when entering the Hill AFB real estate market. This should help you plan for your move.

Military buyers will want to know two things:

First, will the property provide the environment I want for a home or investment? I will work with your priorities to realize your goals. I advise looking over my home buyers tips. It will help if you have a loan pre-approved by your bank or credit union, and a VA certificate of eligibility (if applying for a VA loan) when you arrive here at your new assignment at Hill Air Force Base, Utah. If not, don't worry! I'll work with you throughout the process.

Second, will the property have resale value when I am ready to sell? This is an easy goal to meet in a rapidly rising market, but not in a flat or declining market. Most real estate sales practitioners - even those who promote themselves as "military relocation specialists" - will not want you to think about this. I understand you are building a financial foundation, and will make a point of discussing current market conditions in the communities around Hill Air Force Base and honestly advising you on your options.

I will work closely with you as a military seller to get your Utah home sold at a competitive market price and, when necessary, coordinate the sale with you and your agent at your new location. The VA Loan Process:

     
Apply for a Certificate of Eligibility.
You can easily obtain a certificate by completing
VA Form 26-1880, Request for a Certificate of Eligibility for VA Home Loan Benefits and submitting it to one of the VA Eligibility Centers. Active duty members should submit a statement of service which includes the name of the issuing authority (base or command), and signed by or at the direction of an appropriate official.  The statement must identify you (SSN), and provide your date of entry on active duty.
     
  Decide on a home and sign a purchase agreement
• Your Real Estate Professional presents offer
• Discuss and clarify proposed terms and conditions
• Negotiation; possible counteroffers
• Reach final agreement
 
     
  Order an appraisal from VA
(This is usually done by the lender)
Most VA regional offices offer a "speed-up" telephone appraisal system. Call the local VA office for details.
 
     
  Apply to a mortgage lender for the loan.
While the appraisal is being done, the lender (mortgage company, savings and loan, bank, etc.) can be gathering credit and income information. If the lender is authorized by VA to do automatic processing, upon receipt of the VA appraised value determination, the loan can be approved and closed without waiting for VA's review of the credit application. For loans that must first be approved by VA, the lender will send the application to the local VA office, which will notify the lender of its decision.
 
     
  Complete Settlement Process (per purchase contract)
• Deposit of buyer’s earnest money
• Sign documents
• Title search; preliminary title report to buyer
• Inspections
• Removal of remaining contingencies
• Buyer’s final walk-through of property
• Loan funding/ balance of funds from buyer
• Recording of title
• Seller relocates; buyer moves in!
